In our rooms, 1 Stove top didn't work, elevator didn't work, AC in 1 bedroom didn't work, wifi barely worked (password was scratched off so look behind the modem), and water at one point was out. But the rooms are very elegant.

Awesome spot, seems safe, right on the beach, great pool deck with wifi. Little convenience store too. Absolutely stunning view of the ocean, can't get over how nice the blue is.

Only downside is the lack of restaurants within walking distance. You'll need to take a cab or get a rental car if you want to go anywhere

We stayed here for our 12 night vaccation. Our air bnb apartment had a beautiful view of the pool and the sea from the balcony. The rooms were good size for a couple. The location is nice and quiet for people that like to stay away from the lively area but still easily accessible by bus to other parts of the hotel zone or the city central.
One thing I found very annoying is those wrist bands. The colours are neon green and to have them on all day every day for the whole stay is not something you would want. It's not something you want to wear out when you go for a nice meal or that. I had it attached to the apartments keys but I had the guards asking about it and showing me to put it on a hand which was very annoying.
The closes little store is 5mins walk and it's pretty much just drink and snacks. Not great for food so all we used it for is to get some drinking water canisters.
Just be prepared to travel to get your food shopping or eat out on most nights as there isn't much around here accept cc 3 restaurants walking distance.
Overall had a lovely stay, pool area was looked after and clean, plus beach was on your door step ???? little shop within the resort was handy if you needed something last minute if opened.

If you are here for a few days ok but don't think you're getting what you see in the pictures. The condos are falling apart.
Great view but you can't swim because it's too dangerous. They are all lying about what they promise. The pool is very cold but the ladders to go in our out are so old and shaky.

Nice complex, nice pool and nice ocean. The room old style. The biggest problem is absence of bars and restaurants.

We had planned to go to Germany, but 6 days before our flight was scheduled to leave, Bavaria went into lockdown due to covid. In about a 12 hour window we canceled everything and rebooked to Cancun Mexico. The trip was awesome, Brisas was great. Clean beach access and private. Unfortunately we didn't have an oven so we had to cook frozen pizzas on a skillet but that was kinda fun.

ATTENTION! DO NOT STAY IN ROOM 2405 BUILDING B (Teresa and Desmond’s Airbnb). The AC didn’t work in the master bedroom, the outlets were installed upside down so all of us were left scrambling trying to charge our devices, the water bottle wasn’t connected to the fridge, and there was only one card and one key for four people. How is someone supposed to have no AC in this weather?
When I told her about these problems she ensured me her supervisor “Mrs. Fidelia” would accompany the repairmen while we were in Tulum (I told her we were taking a day trip and wouldn’t be at the apartment). Because she was acting suspicious, my friends and I decided we didn’t feel comfortable having random people in our accommodation, so we stayed to oversee the repairs. WOW I’m glad we did. Two men show up WITHOUT “Mrs. Fidelia” and we had to explain the repairs to them because clearly she never properly explained the issues with the AC nor with the water. As we were literally walking out the door to check out two more “repair men” walk up to fix the water. Too late. My husband helped one of the first repairmen fix. Guess who wasn’t accompanying them either? “Mrs. Fidelia” never helped us or supervised these men like Teresa claimed she would. Upon trying to get a refund for this terrible experience, she lied to Airbnb stating we were still in her apartment WHEN SHE ASKED US TO LEAVE. I have proof of a receipt from our wonderful place in Tulum with our wonderful host there. ❤️ How can a person be in two places at once? Notice the date on the screenshot from the Tulum Airbnb started the day Teresa kicked us out. This experience ruined my trip and wasted so much time trying to find a new place on short notice and relocate. I would hate for anyone to experience this as well so please take my warning. I have attached proof of our conversations that validate her lies. I also attached pictures of proof that we were in Tulum and NOT at her horrible place.
