Spent a week here in January 2022, 6 of us, including middle-aged parents and four adult kids in their young 20s. We chose this condo, #3000 at the top of the North tower, for its fabulous views and its privacy. We were not disappointed in the least. The orientation information sent from Tim and his staff was comprehensive and helpful in planning our stay. We took advantage of the in-condo meal preparation on two occasions (fabulous and cheaper than a restaurant), the private snorkeling excursion with Mike (wonderful snorkeling), midweek cleaning, and the shuttle service and grocery stop recommended by Tim. This particular condo would not be a good choice for those with mobility or balance issues due to the many open stairs required to ascend or descend. However, it was quiet (when not windy outside) and beautiful with unobstructed sunset and sunrise views: perfect for our crew. We even saw dolphins and sharks on separated occasions from our birds-eye view of the ocean.
We had an issue with a drip from a ceiling grate that was dealt with quickly and successfully. All questions during our stay were answered via email in a timely manner. The on-site support staff, Abdiel and Paola, were kind and professional throughout our stay. We would definitely recommend Tim's condos and this condo in particular for families like ours.

We had a wonderful Thanksgiving week at Tim's Ocean Condo. The condo was beautiful (especially the balcony) and the service provided by the on-site manager was outstanding. The condo is well equipped and we enjoyed both restaurants across the street very much. Our transfer and grocery stop were so helpful as well. Highly recommend!! And the in condo chefs were absolutely amazing!!

Tim’s services were beyond incredible and unit 3704 was ABSOLUTELY stunning!!!!! The direct ocean and lagoon views are UNPARALLELED!

Upon arrival, we had no issues with Check-In and everything was seamless! Tim and his staff are TRULY worthy of 6 stars and his communication is top tier! Not only will we be staying with Tim in the future, but we would like to applaud the SECURITY for keeping the resort extremely private and safe for all guest! The breakfast at the resort was AWESOME and we were so thrilled to have the beach at our footsteps.

I’d like to recommend eating at Navio’s which is directly across the street from the resort. Tim told me to eat there and it was a magical experience. Food was 10/10!

Book with Tim, you will not be disappointed! Also, 3704 is an updated unit and it’s stunning!!!! Thank you Tim.

Very spacious Condo we had. Great Information with the packet before the trip. All inclusive is the way to go - very secure resort for kids . Next time we will rent a penthouse with balcony. It was the only down side . They GO so fast !!!

Tim’s condo is perfect for family gatherings and group vacation. View from condo was spectacular! Beautiful beach, comfortable beds and well stocked with everything we needed. The reason for not giving a 5 star - we had some issues with the hot tub - the plus side to that was the responsiveness of Tim but the issue took a day to resolve and we didn’t use it. I also think there are couple changes that can make it more kid friendly and handicap friendly: not having a stair rail is beautiful but could be dangerous for little kids. Having step stool for older people to use the hot tub and jacuzzi in master bedroom would be nice. Also the building has elevators but the ramp to get to the elevator was steep and pushing a wheelchair up that ramp was very difficult. Also there is no wheelchair access to the beach. That’s not unique about this condo, we found that Cancun in general is not very wheelchair friendly. If you don’t have little kids or wheelchair bound it’s a 5 star! Tim, Megan and the property managers are super friendly and responsive! They took care of our needs, helped us with rental cars, Covid tests which made our trip comfortable. I would definitely return.

We rented Penthouse 2000 from September 2-10. The condo was quickly ready upon arrival although we arrived early. You have the option to purchase all inclusive at the resort which we did the first two days. We found it easier for us to utilize the kitchen inside the unit, we took a taxi into Cancun for groceries and was set for the week. The gas station adjacent to the property has everything else you may need to keep you comfortably going throughout your vacation. The two pools inside the room were a fantastic addition we utilized them day and night! If you want a great place to relax and get away reach out to Tim!

***These condos (and the hotel) are NOT-kid friendly***

I have lost count of the things that don’t work or are broken in these condos. Also, do not stay here unless you’re going to pay for the all-inclusive food and drink at the hotel- because none of the restaurants or bars will serve you. There’s no option to just pay for a single meal or a single beer.

Also, because we booked the condo- we didn’t realize the hotel had an on-site photograph. When the photographer we booked on our own showed up to take some family photos the hotel charged us an extra $150 “resort” fee because we didn’t use their photographer.

Finally, this set up is weird re: condos at the top of a hotel… it feels like the worst of both worlds. Not the true freedom of condos, and few of the benefits you get from a hotel.

It’s fine for a group of adults if you plan on paying for the all inclusive meals/drinks at the hotel. For anyone else: just get a nicer hotel.
